We look forward to welcoming you to the Summer House. Check in is between 15.00 and 19.00 hours (but by prior arrangement we can look to accommodate late arrivals, just let us know). If you are arriving in Penzance earlier we are very happy to store your luggage until you check in
Check out is by 10.30am, but again very happy for us to store your luggage for a later day pick up whilst you continue your exploration of Cornwall.
Reservations and deposits
All reservations will be guaranteed as soon as you confirm your reservation with a credit card guarantee. We have two cancellation, deposit and price categories to meet your needs. These will be detailed at time of availability and price searches, prior to your booking 1. The Flexible Cancellation Price (Normally the highest rate category) This price category will allow you to amend or cancel without financial penalty up to the cancellation date that will be visible at time of booking. 2. Non flexible Cancellation Price (Normally the lowest rate category) This price category is our lowest price but it means that cancellations and amendments may be subject to the full charge of the booking if the booking is amended or cancelled after the date of booking
There are travel insurance policies that protect you for unforeseen events that result in cancellations available in the market.
In all cases of guest cancellation, we shall endeavour to resell your cancelled room in an attempt to mitigate any cancellation charges you may have incurred. It will be at the full discretion of The Summer House management as to any level of refund that shall be returned, post the cancelled stay date. This shall be reviewed in the context of any third party booking fees, credit card charges, price and profile of the resold room in relation to the impact of the cancellation on our small business.

Short one night stays are available, we allocate up to 2 rooms a nights on this basis so do give us a call to check availability
Groups are welcome but as a small property – this is often on an exclusive basis, so do give us a call and prices can be discussed based on requirements
Longer stay 5 nights+ discount packages are available during many seasons of the year. Please call for details.

Accessibility and suitability The Summer House is an historic Georgian property and may present some accessibility challenges. We hope the following will assist you in planning your stay with us. On arrival: The car park is level and has a tarmac surface. The Summer House is accessed by the front door with two steps. The main hallway is wide and the flooring is a hard wood surface. The carpeted drawing room is off the hallway. From the entrance hall down two steps is a further tiled hallway, to the dining room and the guests’ garden. The dining room has wooden flooring. The guests’ garden is accessed down two steps. All guest bedrooms are located on the first floor. They can be accessed by one of two stairways. The first stairway from the main entrance hall is a large and grand staircase - it has a bannister and 19 steps The second staircase is next to the dining room, it has bannisters and 13 steps to rooms 4 and 5 and 17 steps to rooms 1,2 and 3. All staircases, upstairs hallways and bedrooms are carpeted.
Unfortunately the house is not suitable for under 12’s and sorry we cannot take pets
Other Terms & Conditions
There is a charge of £35 for any lost keys not returned on check out. Check out is 10.30am on departure date. Any room not vacated by this time, unless by prior arrangement, will be subject to an additional night’s stay. The Summer House has a No Smoking policy, in accordance with the Health Act 2006. Guests may smoke in a designated area of the garden. All guests agree to respect the privacy and comfort of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests do not honour this agreement or cause disturbance/nuisance to others. Curtailed stay - all agreed charges will be due, unless we can resell your room. In such instances a settlement value will be confirmed covering room price, third party commissions and credit process fees, but always subject to the discretion of The Summer House management. If for any reason The Summer House cannot fulfil its obligations of providing booked accommodation, then it should be noted that The Summer House shall not be held responsible for any costs or consequential damages. In such instances The Summer House will return any deposits or prepayments made in full and will, with all reasonable endeavours, communicate such booking cancellation with as much advance notice as possible. Car parking - The Summer House car park is free to residents (subject to availability) and owners park their cars at their own risk and responsibility. Damage to property, fixtures and fittings - we understand that accidents do happen and any damage should be reported immediately so we can take remedial action. The Summer House management reserves the right to charge the lead guest for any damages caused by any member of the booking party. Any unreported damage, where considered material by The Summer House management, will be documented and you may be charged post your check out where damage has not been reported. Any property left by guests during a stay will be held for 1 month. We shall attempt to contact you to arrange return of items by recorded delivery at your cost. Personal details and privacy; we are required to keep a register of guests over the age of 16 who stay with us, this includes full names and nationality, and/or passport numbers, place of issue, details of next destination if you are non- British, Irish or Commonwealth guests. This is in accordance with the Immigration Order 1972. These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation) . Our policy surrounding the personal data details you provide as part of any booking or enquiry through our website/ or third party website, inlacing the privacy of those details are explained and set out in our Privacy Policy which is detailed above
